South Adams County Water Sanitation District (SACWSD) Office Annex - Adaptive Reuse

The SACWSD Office Annex project demonstrates how prefabricated construction can modernize an existing facility without the cost and disruption of demolition. Located within a residential neighborhood, the building was unable to be replaced, requiring a strategic adaptive reuse approach. Constructive delivered a complete Falkbuilt solution, including glass and solid walls, integrated electrical and low-voltage systems, doors, frames, hardware, and whiteboards. Falkbuilt created free-standing structures that support the interior ceilings to compensate for the high deck height of the existing structure in the warehouse. The provided solutions created six offices, two specialized work areas, and an upgraded IT space.

By restructuring the construction pricing process and integrating prefabrication with conventional construction, Constructive was able to work with the project team and client to properly assess cost against conventional construction, making the project “pencil” from a budget standpoint. Custom free-standing wall systems, furred perimeter walls, and hybrid assemblies enhanced both functionality and aesthetics while preserving natural light. The result is a durable, flexible workspace that meets current needs while serving as a long-term, adaptable asset.
