When one of the largest commercial tenant improvement buildouts of 2025 required a full six-floor, first-generation interior flooring scope, Floorz delivered — navigating unforeseen technical challenges mid-installation to complete the project on schedule and to the highest finish standards.
Floorz managed a comprehensive flooring scope across six floors, including polished concrete, carpet, tile, base, and rubber ESD flooring. Each system required close coordination and a high level of technical execution across one of the most complex and expansive commercial tenant improvement projects completed in the region this year.
The most significant challenge emerged during the polished concrete scope. The concrete slab had been poured, cured, and burnished at finish prior to Floorz’s involvement — a process that can cosmetically mask underlying substrate deficiencies. When progressive grinding began, the slab revealed widespread pock marks and pinholes incompatible with the requirements of a successful polished concrete system, particularly ahead of densifier application and final polishing.
Challenges + solutions
- Unknown slab curing conditions: The slab was poured and cured prior to Floorz’s involvement, leaving substrate conditions unverified. An on-site evaluation during grinding identified hidden deficiencies before they could impact the broader scope.
- Burnished finish masking defects: The slab had been burnished at finish during the core and shell phase, concealing underlying pock marks and pinholes that only became visible once progressive grinding began.
- Unforeseen surface defects mid-process: Once identified, Floorz implemented Schonox SGH two-part crack repair compound to fill and stabilize all affected areas, restoring surface integrity ahead of densification and final polishing.
- Maintaining schedule on a large-scale buildout: Rapid material selection, field coordination, and decisive execution allowed the polishing scope to continue without downstream delays across the full six-floor project.

Floorz completed one of the largest and most technically demanding commercial flooring scopes of the year, on schedule and without compromise to quality.
